Detention Center Roofing

This was a task order on the BIA Western MATOC. This TPO roofing project was completed 02FEB2024. This is a great example of efficiency with a 120 period of performance (PoP), PBC managed this project to completion in 30 days with an average of 8 squares completed per day.

All compromised insulation was replaced to ensure a solid substrate for the new roofing system. Two Layers of 2" inch poly ISO was installed over metal deck. On the lower roof, a new tapered cricket system was designed to remedy pooling and improve overall draining for all roof levels. This was sandwiched in between the two layers of 2". Rusted-out metal decking was replaced followed by mechanically fastening ¼" dens deck through ISO board into metal deck. 80 mill Duro-Last was fully adhered over Dens deck.

The walls up to counter flashing and over to outside edge on short coping walls were fully adhered as well. Installed the new TPO or PVC roofing membrane according to manufacturer's specifications. Flashed all curbs with custom made curb flashing by Duro-Last. Flashed all pipe penetrations with custom pipe flashings. Installed new coping metal to match building.

The government modified the contract to address an issue that was not in the scope of work. The metal decking was specially excluded in the original contract. When the old roof system around the drain was removed for replacement, it was discovered that portions of the metal decking were rusted-out or badly rusted. PBC proposed two actions to the client. First, the rusted-out portion had be replaced because not doing so would compromises the integrity of the new roof system. Second, a grinder was used to sand-down the badly rusted areas followed by a sealant to add more longevity and save the cost of replacing the entire metal deck. This solution brought a lot of value to the client.
